Building Committee News

The Building Committee met on December 10, 2024, the day after the annual member meeting. The committee reviewed the comments expressed by the members at the meeting. The committee voted to give our architect, Michael Higdon, the authority to continue working on the existing plans and to bring them to seventy-five percent completion. He schedules that to be completed by the first of February. At that time, the committee will be able to have several invited contractors give an estimate of construction cost. This information will guide the committee in cost engineering at this stage of the design process.

The Building Committee met November 26, 2024, at the yacht club’s sailing center.  The discussion centered around the positioning of the new clubhouse and the proposed position of the new swimming pool.  The new site survey has been completed and is the primary focus for the location of the new facilities.  It is thought at this time that STABYC will be able to locate the clubhouse on the upper northwest corner of the property, where the existing pool is currently located.  This positioning of the new clubhouse will allow a substantial savings in construction costs.

The Building Committee met on September 17, 2024.  The main concern of the committee is the projected cost of construction for the current proposed plan.  Several financial options were discussed.  We are awaiting the completion of revised civil engineering drawings which will dictate appropriate clubhouse and pool locations on the yacht club’s property.

It was decided to enlist the assistance of several commercial contractual firms who have expressed interest in the project and have offered to generate very preliminary cost estimates for the most recent set of design plans.

The committee also gave the chairman the authority to contact several commercial pool contractors in order to get an estimated cost for a pool.  The committee consensus being that the pool would be constructed first to minimize pool downtime for the club members.

The Building Committee held a meeting on August 14, 2024. The Building Committee met and reviewed the changes to the plans that the architect had made since the last meeting, including several modifications suggested by the membership since then. 

All member comments received to date were considered by the committee. Committee members expressed their appreciation for the responses.

The latest site plan, floor plans and building elevations will be displayed at the club during Labor Day weekend.

The Building Committee held a meeting on July 16, 2024. The Building Committee reviewed and discussed the latest floor plan revision submitted by the club’s rebuild architect, Michael Higdon.  Higdon said that he is planning to have the construction document completed by the end of September.  The documents will then be made available to a previously selected list of invited construction company bidders for pricing.  The committee also discussed feedback from the Fundraising committee and reviewed the latest site plan prepared by local civil engineer, Robert Carroll. Pool size, location and potential summer 2025 reopening were considered.  It was decided to display the site plan and building plan following the July 22 All-Member meeting.  Building Committee members will be available to answer questions about the plans and members will have an opportunity to provide additional feedback through an onsite Comment Box.

The Building Committee held a meeting on July 8, 2024:  Architect Michael Higdon presented floor plans incorporating modifications from the committee.  The major discussion was concerning the location of the proposed building on the site. It was the consensus of the committee that it be located as close to the western lot line and twisted similarly to the position of the original building in order to enhance views to the bay.

The Building Committee held a meeting onJune 18, 2024:   The temporary office building is completed and operational.  The arborist provided an update on the status of the oak trees noting that the damaged trees will have to be removed.  There was discussion about saving some of the less damaged wood and sending them to a mill for future use in the new building. The elevator is in production with installation scheduled for July 17^th.

The Building Committee held a meeting on April 23, 2024:  Vice Commodore Neubauer provided an update on the Sailing Center expansion noting the railing hardware was ready, but spacers were still being fabricated.  It was confirmed that the pool needed some tiles replaced but it is now operational and will open for the summer season Memorial Day weekend.  Drywall was being finished in the temporary office building with painting and trim out scheduled.  The DEP permit timeframe opens May 6 for demolition of the old clubhouse.  Updated sketches from the architect were discussed with several changes still needed.

The Building Committee held a meeting on April 9, 2024:  The Sailing Center expansion project progress update included Phase 1 (framing and waterproofing, concrete forms set, termite spray, concrete pours, second set of stairs completed) and Phase 2 (temporary railing installed, old deck at new height to include opening for lift rebuilt, additional concrete poured).  The committee approved replacing the remaining slab outside downstairs bathrooms to provide a seamless transition onto the new downstairs expanded covered patio slab.  It was noted that the pool had been drained and was on schedule for refilling with a target opening planned for Memorial Day weekend.  In addition, rough-in work on the temporary office is completed and insulation installation scheduled.  Demolition of the old clubhouse will proceed once utility connections are capped, inspected, and the 10-day wait requirement for the DEP permit is met.  Architect Michael Higdon’s preliminary sketch of a new building was presented and came in 4,200-sf over the 10,000-sf outlined in the Program for Site Plan & Club Building.  The architect identified areas for reducing square footage and requested committee feedback. The need for a long-term plan for property fencing was discussed.
