Building Committee News

The Building Committee held a meeting on March 26, 2024:  Vice Commodore Neubauer announced that the insurance company agreed that the old clubhouse building is a total loss and that the company would be paying policy limits on the building ($3.5 million) and personal property ($250,000).  He noted that the Board of Governors had approved up to $32,000 for demolition including asbestos consultants, excess dump fees for asbestos waste, and a contingency for the demo contractor to separate limestone blocks if possible. The committee discussed and selected Sailing Center expansion upper decking material (Trex) and railing style (wood frame with cable railing and wood cocktail rail cap). Progress on the temporary office building was outlined.

The Building Committee held a meeting on February 27, 2024:  While waiting for the insurance company to release the building for demolition, the committee discussed the likely need for an asbestos consultant to oversee debris removal.  On the recommendation of the board, the architect was instructed to incorporate an exterior lift in the design drawings for the Sailing Center expansion to complement the planned ADA ramp to the patio.  The committee reviewed the options for a temporary club office with purchasing a structure that could be customized emerging as the favored option.  Additional membership engagement surveys were reviewed.  Board member Lauren Presser was introduced as a new building committee member who will be assisting with membership communication.

The Building Committee held a meeting on February 13, 2024:  There was further discussion about engaging the professional (architectural and engineering) services proposal submitted by local architect Michael Higdon.  Vice Commodore Neubauer reported that the following insurance payments had been received – $2,844,833 for the clubhouse (policy limit – $3.5 million); $50,000 for personal property (policy limit – $250,000); $150,000 for business interruption (policy limit – $700,000).  Membership engagement survey results were updated, and videos of Fairhope and Southern yacht clubs were presented as examples of newer Gulf Yachting Association clubhouses.  The demolition of the existing clubhouse is pending the insurance company’s release of the structure. The preliminary architectural rendering/site plan was projected for presentation to the committee in mid-May. The committee discussed timelines for pool demolition and new pool construction as well as for the final architectural drawings for permitting.

The Building Committee held a meeting on January 30, 2024:  A proposal from local architect Michael Higdon was reviewed.  There was no new information to report on the insurance front.  The membership engagement survey, released since the last meeting was discussed and preliminary survey results were presented by Advisory Commodore Randall McElheney.  The deck expansion plan permitting and specifications for construction bids were discussed.
