Appoint Building Committee
Building Committee Established
A Building Committee was appointed to oversee rebuilding of Club facilities and to assist with modifications to establish on site interim facilities for club operations and administration. The full committee meets approximately every two weeks, and in the interim, individual committee members work on delegated tasks.
Establish Interim Operations
Temporary “Home”
Within two weeks of the fire, the Club resumed services to its members on site in the Sailing Center building and our temporary “home” has been continuously updated and improved ever since.
Settle Insurance Claim
Insurance Settlement
The clubhouse building was insured for $3,500,000, and its business personal property for $250,000. The Club has received the full policy limits for those parts of its claim. Additional coverage of up to $25,000 may be available to offset the cost of debris removal. The policy limit for business income losses is $700,000. Losses due to business interruption are being submitted as they occur and are being reimbursed periodically. Business interruption losses are expected to continue through the rebuild, therefore, we expect settlement of the business interruption claim to be an ongoing item.

Initial Due Diligence & Planning
Site Visits to Other Clubs:
Building Committee Members visited several other yacht club to learn from other clubs’ experiences and to gather ideas.
Initial Solicitation of Member Feedback: Members were polled for thoughts and ideas via Survey Monkey (Winter 2024).
Listening Sessions: The Commodore and Building Committee chair have hosted several “listening sessions” open to our members to discuss what is happening with the rebuild and to solicit input. (Ongoing)
Define Broad Architectural Program: The Building Committee developed a broad architectural program to articulate general parameters for size, spaces, uses and other needs to guide an architect in developing conceptual designs and plans. (Complete)

Michael Higdon engaged as the project architect
Scope of Work: The Building Committee negotiated a proposed Scope of Work and a proposed fixed fee for architectural services.
Engagement of Architect: With approval of the BOG, the Building Committee selected and engaged local architect, Michael Higdon, to design and oversee the rebuild of the Club.

Demo of the damaged structures began on May 20, 2024 and has been completed.
Conceptual Plans & Drawings
Development of Conceptual Architectural Plans and Drawings
Our architect has provided conceptual plans and drawings, including the proposed site layout, floor plans and tentative exterior elevation drawings. During several meetings, the Building Committee reviewed and provided feedback to the architect on the preliminary drafts, and work to finalize the conceptual plans and drawings is continuing. A draft of the conceptual site plan and floor plans was to the members immediately following the July 22, 2024 General Membership Meeting. The exterior elevations will not be presented until the floor plan is sufficiently confirmed, since changes in the floor plan would significantly impact any elevation drawings.
Member Feedback
Member Feedback on Conceptual Plans & Drawings
A draft of the Conceptual Plans & Drawings was presented to the members for feedback immediately following the July 22, 2024, General Membership Meeting. Members of the Building Committee were available at that time to speak with any member who had a questions, concern or feedback. In addition, members submitted written comments to a Comment Box, and all those comments have been relayed to the Building Committee and were discussed at the committee’s July 29, 2024, meeting. Comments, thoughts and ideas may continue to be submitted by members to the committee by clicking links provided here and elsewhere on this website.
Detailed Construction Plans & Drawings
Detailed Construction Plans & Drawings
After considering member feedback, the Building Committee is currently working with our architect to develop detailed construction plans and drawings. The hope is that the first set of detailed plans will be presented to the Building Committee by the end of September, 2024. Updates from every Building Committee meeting can be found here.

Cost Estimates
While work on detailed construction plans & drawings is continuing, the Building Committee is working with professionals to ascertain extensive cost estimates, and along with the Board of Governors, is working to formulate an overall financial plan. As more information is available, information will be updated on the Financial Matters page of this website.
Engineering
Site & Structural Engineering
The Design Team, which includes Civil Engineer Robert Carroll plus geotechnical, structural, mechanical, and electrical engineers, have been deeply involved throughout the process with the overall goal of building a first-class Yacht Club. Robert, and his firm, McNeil Carroll Engineering, are graciously donating Robert’s services in support of the Club.

After taking into account member feedback and the available project budget, detailed construction plans and drawings will be revised and finalized.

The Club will contract with a General Contractor to oversee and manage the construction of the new building and site improvements.
Permitting
Obtaining Permits to Build
Our General Contractor and our Architect will work with the Building Committee to secure all necessary permits for the construction of the anticipated improvements.
Construction Begins
Commencement of Construction
Once the necessary permits are issued, construction will begin. Once construction commences, we will update the information for this milestone regularly to report the anticipated construction timeline.
Construction Complete
Completion of Construction
We expect that this will occur in phases because of the many facets of the rebuild project. In addition to a brand new clubhouse, we will also be working towards construction of a new pool, a new or revamped parking lot, plus restoration and improvement of all exterior hardscaping and landscaping.
